“We are pleased to reach this exciting milestone at Carpenters Logistics Center, located at an excellent, in-fill location in Houston’s booming Southeast submarket,” George Farish of TCC said. “The project’s location provides rapid access to Interstate 10 and Beltway 8, which is appealing to a diverse mix of prospective distribution and manufacturing users seeking proximity to the Port of Houston. With the historic container volume growth occurring at the Port of Houston, we believe demand for buildings like ours will continue to grow.”
The project incorporates design features including a 40-foot clear height, 56-foot by 57.5-foot column spacing, moment structural frames, a superflat slab-on-grade, 330 trailer stalls, and an ESFR sprinkler system. Additionally, new infrastructure improvements are being made to improve access to the project, including widening and adding a turn lane to Sheldon Road, as well as the construction of a new road along the northern perimeter of the site.
Seeberger Architecture is serving as the project’s architect-of-record and BGE is serving as the project’s civil engineer-of-record. D.E. Harvey Builders Inc. is the general contractor. Fifth Third Bank is providing construction financing. The CBRE team of Andrew Jewett Sr., Cape Bell, Jason Dillee, and Kayla Ripple are marketing the project.
