ROUND ROCK, TX — Adolfson & Peterson Construction (AP), a national, family-owned construction management and contracting company, was awarded the contract for IDI Logistics’ Sunrise Commerce Center, a Class A industrial development project consisting of five speculative buildings in Round Rock, Texas.

AP will develop the 36-acre industrial tract and perform the tenant finishes. Other partners in the development include 5G Studio Collaborative (architect) and Pacheco Koch Civil Engineering. Sam Owen and Will Nichols with Stream Realty will handle all leasing for the project.

Construction will take place in two phases and is slated to start in September 2022. Phase One will include three buildings totaling 310,693 square feet, while Phase Two will encompass 154,967 square feet across two buildings, which are immediately available for build-to-suit projects.

“Winning this contract gives AP the perfect opportunity to capitalize on the growing Austin-area industrial real estate market,” said Zack Rogers, AP’s Vice President and Project Executive. “The AP team is eager to start Phase One and move forward in delivering the much-needed, top-quality space.”

Round Rock ranks second on the Milken Institute’s 2022 Best Performing Cities Index for economic resilience and opportunity. With demand for industrial space growing alongside the city’s economy, the combined 465,660 square feet of industrial space is designed to meet the needs in the Central Texas Hill Country.

The AP Central Texas office’s work includes several projects with San Antonio’s Northside ISD and the University of Texas at Austin. AP’s Midland-based West Texas office recently broke ground on an expansion of the Midland College campus while the AP Gulf States projects include PGA of America’s new headquarters in Frisco; VariSpace Coppell and Vari’s headquarters in Coppell; the Arlington ISD Arts and Athletics Complex in Arlington; several education facilities for the University of Texas and Fort Worth ISD; and Park Cities Presbyterian Church in Dallas.
